Self-check

Compartmentation survey checker

Work through a short set of questions about the building you manage. The result gives an early read on how likely it is that fire stopping has been compromised somewhere. A compartmentation survey is the only way to confirm what is actually present behind walls and above ceiling voids.

Planning tools

Could the fire compartmentation be failing?

Where pipes, cables or ducts pass through walls or ceilings, can you see open holes or gaps around them?
Do the fire doors close fully onto their frames, with smoke seals and intumescent strips in place?
Have contractors run new cables, pipes or data lines through walls since the last fire stopping check?
Is there an open ceiling void above corridors or flats, or has the building been altered or extended?
Is there a written record of the fire stopping being checked in recent years?

Arrange an assessment to have a specialist confirm the finding in writing. This tool gives a first indication only and cannot replace a site assessment.

What the levels point to

  1. Low likelihood The signs you have described are minor, such as a worn door edge or a gap in a record. Continue monitoring doors and service routes and note any new building or cabling work carried out.
  2. Possible The combination of signs you have described merits a proper investigation. A surveyor can open risers and ceiling voids to check whether fire or smoke could travel between compartments.
  3. Worth investigating The signs point to compartment breaches that need attention. Booking a survey promptly usually means less remedial work overall and a cleaner pass-fail schedule at the end.

Look-alikes

  • Missing paperwork: Missing certificates or drawings are a records issue; the physical fire stopping may still be intact once a surveyor has looked at it.
  • Cosmetic door damage: Scuffs or paint chips on a fire door rarely affect its rating if the leaf, frame, seals and self-closer are all in working order.
  • Alarm or lighting faults: Faults with detectors or emergency lighting fall outside compartmentation and need separate servicing rather than a compartmentation survey.
